What is the same everywhere in Alberta?
The minimum down payment, CMHC premiums (no sales tax on the premium in Alberta), the stress test, and the Land Titles fees for the transfer and mortgage are identical whether you buy in Airdrie or Lethbridge. That is why one calculator works for the whole province once you pick the municipality. The detailed Calgary model, with City utilities and energy, is the true monthly cost calculator.
Frequently asked questions
Does Alberta have a land transfer tax?
No. Every Alberta purchase pays Land Titles registration fees instead: $50 plus $5 per $5,000 of value for the transfer, and the same on the mortgage. On a $500,000 home the transfer fee is $550.
Which Alberta city has the lowest property tax rate in 2026?
Of the 13 municipalities we checked, Canmore (primary residence) has the lowest 2026 residential rate (0.4566%) and St. Albert the highest (1.1077%). On a $500,000 assessment that is $2,283 versus $5,538 a year. Rates alone don't tell you the bill: assessments differ by city.
Is the mortgage the same everywhere in Alberta?
The rules are federal (minimum down payment, CMHC premiums, the stress test) and Land Titles fees are provincial, so they are the same in every Alberta city. What changes by municipality is property tax, utilities and, often, home prices.
When is property tax due outside Calgary?
Most Alberta municipalities on this page bill for June 30. Chestermere is the exception, with a July 31 due date in 2026. Most offer a monthly instalment plan (TIPP or similar).
