Methodology, rules and sources

Short answer

Every number on this site comes from one tested engine fed with dated rules: the City of Calgary's 2026 tax rate and assessment roll, Alberta's Land Titles schedule, CMHC's premiums and limits, OSFI's stress test, the City's utility rates and Alberta's regulated energy prices. Each rule shows its source and checked date.

Which formulas do the calculators use?

  • Mortgage payment: level payment on (price − down payment + CMHC premium) at the quoted rate with semi-annual compounding: periodic rate = (1 + r/2)^(2/n) − 1 for n payments a year. Source: Justice Laws, Interest Act, R.S.C. 1985, c. I-15, s. 6. Checked .
  • CMHC premium: premium rate for the loan-to-value band × the base loan, +0.20 points above a 25-year amortization; no Alberta sales tax. Source: CMHC, Mortgage loan insurance cost (premium table). Checked .
  • Property tax: assessed value (or price) × the municipality's 2026 residential rate; monthly = annual ÷ 12. Source: City of Calgary, How your property tax bill is calculated (2026 residential tax rate, Bylaw 9M2026), effective January 1, 2026. Checked .
  • Land Titles fees: $50 + $5 × ⌈value ÷ $5,000⌉ for the transfer (price) and the mortgage (amount registered, including CMHC). Source: Government of Alberta, Land Titles and Surveys common documents fee schedule, effective October 1, 2026. Checked .
  • Tax adjustment: if possession falls after June 30 (the seller has paid), buyer pays annual tax × days from possession to Dec 31 ÷ days in year; otherwise the seller credits annual tax × days from Jan 1 to the day before possession ÷ days in year.
  • City utilities: water $/m³ × use + water charge + wastewater $/m³ × 88% of use + wastewater charge + stormwater + carts. Reproduces the City's typical bill of $119.21 at 19 m³ exactly. Source: City of Calgary, Residential water rates and billing (2026), effective January 1, 2026. Checked .
  • Electricity: (RoLR + distribution + transmission + Local Access Fee) × kWh + (admin + fixed distribution) × 30 days, plus GST. Gas: price × GJ + customer charge × 30 + ATCO delivery (fixed × 30 + variable × GJ) + franchise fee 11.11% × (delivery + $3.15 × GJ), plus GST.
  • Qualifying: GDS = (payment at max(rate + 2, 5.25%) + tax + heating + 50% of condo fee) ÷ gross monthly income ≤ 39%; TDS adds other debts ≤ 44%. Heating = 60% of the energy estimate (our assumption). Source: CMHC, Calculating GDS / TDS (heating, 50% of condo fees). Checked .
  • Solvers (budget and income maximum price) bisect the price over the full model to the nearest $1,000.

How are the community and home-type medians built?

Source: City of Calgary, Current Year Property Assessments (Parcel), dataset 4bsw-nn7w, 2026 roll (valuation date 2025-07-01), retrieved 2026-11-01. Contains information licensed under the Open Government Licence – City of Calgary. Method: Residential (RE) land-and-improvement accounts only. Detached = R110+R111, semi/duplex = R120+R121, townhouse = R401+R402, apartment condo = R201+R301. Medians shown only where at least 5 accounts; quartiles where at least 20. Medians and counts use completed homes only (built ${COMPLETE_BY} or earlier): homes built in 2025-26 or with no build year were assessed partly built at Dec 31, 2025 and are counted separately as newHomes. 'Residual' sub-areas are excluded. Communities with fewer than 25 completed homes in these groups are omitted. Assessed values are the City's estimates of market value, not sale prices. What changed, and when?

  • : Review fixes: section headings as questions; shorter answers; guides lengthened with new computed tables (community bills 2025 vs 2026 from the City's historical roll, possession-month calendar, condo fees, new build vs resale, first-time buyer incomes); affordability rebuilt budget-first; example possession dates rolled to 2027 with a test that fails on past dates; per-page dates and social cards; Ask Mitey visible on phones; prime named by the Bank of Canada's October 29, 2026 effective date.
  • : Every page now opens with a short sourced answer and its own worked example from the engine. Prime (4.70% after the October 29 policy decision) and the lowest 5-year rates lenders publish for Alberta borrowers, from the MITEY network's shared lender-rate dataset, added beside the Bank of Canada averages.
  • : Review fixes: minimum down payment enforced in every tool; community medians count completed homes only (214 communities); City and our medians reconciled on one table.
  • : Site rebuilt on the MITEY site kit. All rules re-checked against primary sources; City of Calgary 2026 assessment roll aggregated by community and home type; utilities and energy built from 2026 City rates and AUC-approved tariffs.
  • : Natural gas regulated default price for November 2026: $1.893/GJ (changes monthly).
  • : Alberta Land Titles fee schedule updated; the $50 + $5 per $5,000 formula is unchanged. ENMAX Q4 transmission rider +$0.000583/kWh.
  • : City of Calgary repeal of the 2024 city-wide rezoning took effect (affects suites; see our sibling CalgaryMortgageCalculator.com).
  • : Bill C-4 received Royal Assent: first-time home buyers' GST rebate (up to $50,000) is law.
  • : City of Calgary mailed 2026 assessment notices (valuation date July 1, 2025).
  • : Calgary 2026 residential tax rate 0.66499% (Bylaw 9M2026); 2026 water, wastewater, stormwater and cart rates.
  • : Electricity Rate of Last Resort replaced the Regulated Rate Option: 12.06¢/kWh in ENMAX's area to December 31, 2026.
  • : Insured price cap raised to $1.5 million; 30-year insured amortization for all first-time buyers and new builds.
  • : Alberta Land Titles value fee rose to $5 per $5,000 (from $2 for transfers and $1.50 for mortgages).

Known upcoming changes

  • : City of Calgary budget expected; the 2027 tax rate bylaw follows in spring 2027. We will update the rate when the bylaw passes.
  • : Electricity Rate of Last Resort is re-set for 2027–2028 (changes are normally capped at 10%).
  • : 2027 assessment notices (valuation date July 1, 2026).
