A variable payment follows prime, now 4.70% (in effect since October 29, 2026: the Bank of Canada's 2.50% policy rate plus the usual 2.20-point spread; the Bank's weekly prime series hasn't printed it yet).

Collected rates are what each lender's own page showed on the date given, not offers. A variable rate starts lower but moves with prime for five years; a fixed rate is set for the term. For today's Calgary rates by lender, see CalgaryMortgageRates.com.

How is a Calgary mortgage payment calculated?

The rate you are quoted is a yearly rate compounded twice a year. The calculator converts it to the interest rate for each payment period, then finds the level payment that repays the loan, including any CMHC premium, over the amortization. Accelerated frequencies divide the monthly payment by two or four, which is how Canadian lenders define them; the extra payment each year goes entirely to principal.

Your rate is fixed only for the term, usually five years. The balance at the end of the term is what you renew at whatever rate the market offers then, which is why the table shows it. Rates for Calgary borrowers are tracked on CalgaryMortgageRates.com; the Bank of Canada's average on new insured 5-year fixed mortgages was 4.12% in 2026-08.

What do the payment terms mean?

Amortization
The years it takes to repay the whole mortgage at the current payment: 25 with less than 20% down, up to 30 for first-time buyers and new builds.
Term
The years your rate is fixed (or your spread to prime is set), usually five. You renew the remaining balance at the end of it.
Accelerated bi-weekly
Half the monthly payment every two weeks: 26 half-payments a year, the same as one extra monthly payment, all of it principal.
Prime rate
The rate banks set variable mortgages against: 4.70% (in effect since October 29, 2026: the Bank of Canada's 2.50% policy rate plus the usual 2.20-point spread; the Bank's weekly prime series hasn't printed it yet).

Frequently asked questions

What is the monthly payment on a Calgary mortgage?

On the City's 2026 median single-residential home ($706,000) with 10% down, the mortgage including the CMHC premium is $655,097. At 4.12% over 25 years the payment is $3,488.69 a month, before property tax, utilities or condo fees.

Is accelerated bi-weekly worth it?

Accelerated bi-weekly pays half the monthly payment every two weeks: 26 half-payments, or one extra monthly payment a year. That extra goes straight to principal, which typically cuts several years off a 25-year amortization. Regular bi-weekly payments do not; they are the monthly amount spread over 26 payments.

Why does the calculator use semi-annual compounding?

Canadian fixed-rate mortgages are quoted with interest compounded twice a year, and the Interest Act requires the rate to be stated yearly or half-yearly. It gives a slightly lower payment than monthly compounding at the same quoted rate. Many variable-rate mortgages compound monthly; ask your lender.

Does the CMHC premium change my payment?

Yes. With less than 20% down, the premium (2.80% to 4.00% of the loan, plus 0.20 points for a 30-year amortization) is added to the mortgage, so you pay interest on it. Alberta charges no sales tax on it.
