Your own bill uses your home's assessment, not the community median: the City mails it each January, and you can look it up on Assessment Search. Two homes with the same assessment pay the same tax, whatever they last sold for.

What does the median home of each type pay?
From the City's open assessment roll (our calculation), the typical Calgary home of each type pays:
| Median assessed value, 2026 | Value | Basis |
|---|---|---|
| City of Calgary: single residential (detached, semi and duplex together) | $706,000 | City's 2026 roll highlights |
| Our calculation: detached houses only | $718,500 | 303,278 completed homes |
| Our calculation: semi-detached and duplex units | $592,500 | 37,870 homes |
| City of Calgary: residential condominium (townhouse and apartment units together) | $347,000 | City's 2026 roll highlights (2025: $359,000) |
| Our calculation: townhouse units | $438,500 | 64,022 homes |
| Our calculation: apartment condo units only | $301,500 | 80,763 homes |
The City groups detached houses with semis and duplexes, and townhouse units with apartment units, so its medians sit between ours. Our medians come from the open 2026 roll and count only completed homes (built 2024 or earlier); homes assessed partly built at December 31, 2025 are left out.
How is the bill built?
Council sets the municipal rate each spring to raise the budget it approved; the province sets the education requisition, which the City collects. Both are multiplied by your assessed value. The assessment estimates what your home would have sold for on July 1, 2025, in the condition it was in on December 31, 2025. That is why two neighbours with similar homes can pay different amounts, and why your bill can rise even when the rate is flat.
Paying monthly? TIPP (the Tax Instalment Payment Plan) is free, takes a payment on the 1st of each month, and starts the month after the City receives your agreement (by the 20th). A missed TIPP payment costs $35 and can cancel the plan. Source: City of Calgary, Tax Instalment Payment Plan (TIPP). Checked .

Frequently asked questions
What is Calgary's property tax rate for 2026?
The 2026 residential rate is 0.66499% of assessed value (0.38906% municipal + 0.27593% provincial education), set by Bylaw 9M2026. In 2025 it was 0.61803%.
How much property tax will I pay on a $500,000 home in Calgary?
At the 2026 rate, $3,325 a year, or $277 a month if you pay through TIPP.
When is Calgary property tax due?
On the last business day of June: June 30, 2026. Unpaid current taxes get a 7% penalty on July 1 and another 7% on October 1. TIPP, the City's free monthly plan, takes a payment on the 1st of each month instead.
Is my tax based on what I paid for the home?
No. It is based on the City's assessment, which estimates market value on July 1 of the previous year (July 1, 2025 for 2026 bills) and the home's condition on December 31. A purchase price above or below that does not change this year's bill.
Can I challenge my Calgary assessment?
Yes. Notices for 2026 were mailed January 14, 2026, and the Customer Review Period ran to March 23, 2026. Talk to the City's assessors during that window; after it, a formal complaint goes to the Assessment Review Board by the deadline on your notice.
